Radon tests
Accurate testing to detect harmful radon levels and protect your family’s long-term health.
Radon testing in Durham, Raleigh, and Chapel Hill
Radon is an invisible, odorless gas that comes from the natural breakdown of uranium in soil, rock, and building materials. You can’t see it, smell it, or taste it — but long-term exposure is the second leading cause of lung cancer in the U.S. and the number one cause among non-smokers.
The U.S. Environmental Protection Agency (EPA) considers radon a more serious risk than lead paint, PCBs, dioxins, and asbestos combined. The only way to know if your home has high radon levels is to test.
At Third Eye Home Inspections, we provide reliable radon testing throughout Durham, Raleigh, Chapel Hill, Cary, Hillsborough, and surrounding areas, giving you clear answers and peace of mind.
Radon testing pricing
A radon test costs from Third Eye costs $150. This service can be added to a full home inspection or scheduled on its own.
Why test for radon?
Radon has been found in homes across North Carolina, sometimes at higher levels even in the same neighborhood.
It’s measured in picocuries per liter of air (pCi/L).
The EPA recommends taking action at 4 pCi/L or higher.
The average U.S. home is about 1.3 pCi/L.
Long-term exposure increases the risk of lung cancer, especially for smokers, but there’s plenty of time to test, confirm results, and decide on next steps if your level is high.
Many buyers, sellers, and agents in the Triangle now include radon testing as part of a standard real estate inspection.
How a radon test works
Set up the detector — We place a professional monitor in the lowest lived-in level of the home.
Testing period — The device collects air samples for 2–7 days.
Analysis — The detector is read and compared to EPA guidelines.
Report — You’ll get a clear, straightforward report, usually within a day of testing.
If your test shows high levels
Radon issues can be fixed — usually with ventilation systems that redirect the gas before it enters the home. Most mitigation costs are comparable to other common home repairs. We don’t install mitigation systems, but we’ll connect you with trusted local professionals if needed.
Local knowledge you can trust
We’ve inspected homes across Durham, Raleigh, Chapel Hill, and the Triangle for decades. We know how soil types, crawlspaces, basements, and building styles in this region affect radon risk — and we’ll give you results you can rely on without the scare tactics.
